What separates you from the other teams in NYC that represent new development projects?
We swim upstream. We are lean and keep costs and opinions to a minimum. With over 20 years of experience on the development and ownership side of the table, I know what decisions drive value and the language they speak.

You were selected as the exclusive marketing and sales agents for 175 East 82nd Street, a 73-unit condominium for Douglaston Development. Share more about what we should expect about this project?
Every decision, from layouts to materials to how the residences live day-to-day, has been thought through carefully. There is tremendous focus on proportion, light, and livability, which is something buyers on the Upper East Side understand and value.
You have a great working relationship with Miami-based Related Group, how can that relationship grow in ways that could benefit BHS agents in South Florida and in the Northeast?
Miami is one of my favorite cities, and markets, in the country. I have family in South Florida and worked on some incredible projects during my time working with Peter Fine and To Better Days Development. Through this relationship with The Related Group, we can start to align opportunities so BHS agents in both markets have better visibility into product, earlier access, and more coordinated outreach to shared clients. The level of product from Related fits our brand, Baccarat, the St. Regis, W Hotels, Ritz, etc, and we are honored to be a part of it.
What does your pipeline look like of new business opportunities coming up that you can share with us?
Our pipeline includes some of the largest and most high-profile projects coming to market in Manhattan. We are currently working with top-tier developers including Vornado, Atlas Capital, Rockefeller Group, Tavros, and more to come with Douglaston Development. We are busy, and excited.
Do you have any mentors during your career?
Josh: Impossible question for me to answer. I make it a point to learn from those around me, not just about how to run businesses or projects, but how to approach life in general. I’m amazed by Hall and his ability to ground me; he is the JY whisperer.
This has not been an easy road, and I have a lot of people to thank for my current success, but at the end of the day, my dad taught me toughness and hard work is what gets you ahead in life, he was right…
Dominique: Josh has been a major influence for me over the past five years. He’s given me opportunities I wouldn’t have imagined early in my career and has pushed me to think bigger and be more confident in how I approach the business.
Favorite building in Manhattan not yet completed that you are not representing?
80 Clarkson – It’s one of our favorites! From the sales gallery, the models, the quiet branding, to the architecture and finishes, everything is well done. Navigating a 10-year rezoning and getting approvals makes the execution even more impressive. We are proud to be associated with both Atlas (Andy and Jeff) and the Zeckendorf family as they have once again, set the standard.
Where are you celebrating a big closing?
In the 445 office, next to Bess, working on the next project.
