Preservation was a focus of the 1999-2002 renovation by an architect owner of this Second Empire Style brownstone row-house built in 1872 in the Boerum Hill Historic District. Restored elements include original wide board floors, a skylit center staircase, wood-burning fireplaces, marble fireplace surrounds, wood mantelpieces, exposed brick walls, beamed ceilings and more. There are two entrances, one up the stoop with a stained-glass inner door opening to the parlor floor and a second under-stoop entrance to a rustic open kitchen/living/dining room with a fireplace, windows front and back and a door to the garden. Above the parlor level are two floors with bedrooms, the uppermost a dramatic skylit open loft bedroom with a walk-in closet and luxurious bath. The house has approximately 2200 sf of interior space on four floors, not including the basement, on a 100-ft lot with 800 sf of exterior space. There are 8 rooms, 3 bedrooms, two full baths and one half-bath. The dry basement is ideal for storage and has a washer and dryer and a gas-fired furnace and hot water heater in place. The quality of light throughout the house is remarkable and views are unobstructed and exceptional. From the street-facing side there are the facades of distinctive carriage and row houses and to the south, the gardens of Pacific and Dean with trees and sky above. Make do and mend for now with a fix to the 2nd floor shower, updates to split system AC units and restoration of the front cornice and rear bay window. Future plans might include a 2-story extension, with a deck on top, adding space and value. Two alternate plans by architect Kevin Dakan are shown. Taking time to consider next steps one could live in 372 Pacific as-is and relish the convenience and congeniality of the prime Boerum Hill location between Hoyt and Bond, scores of shops and restaurants on Smith, Court and Atlantic Avenue, and events at Barclay Center and BAM in Fort Greene.
