Welcome home to 438 8th Street, Apt 4B: the quintessential Park Slope, two bed, 1bath, pet friendly co-op with exclusive roof rights! The open concept living and dining room creates a space that light and airy thanks to unobstructed views sky and rooftops of Park Slope! There is plenty of room for both living and dining, and handsome dark walnut stained hardwood floors add a cozy richness throughout. The adjacent kitchen includes a dishwasher, built in microwave and a Fridgedaire Gallery Range with a convection oven and 5 burner stove with griddle attachment (new in 2017) and a breakfast bar. Another large window offering a delightful cross breeze through out the apartment. To the ceiling cabinets offer plenty of storage, and a delicate mosaic backsplash elevates the space. Down the hall the bathroom also features delicate mosaic tiles, this time in a cheerful aqua and clean white. There is a large cabinet for storage, in addition to the vanity, as well as a double shower head to upgrade your morning ritual. A combo LG washer/dryer is new from 2021 and is conveniently tucked away under the bathroom cabinet. Back in the hallway, one finds another full closet, as well as a lovely capiz chandelier. The king sized primary bedroom is perhaps my favorite of the home, occupying the coveted corner location with three large windows and double exposures to the North and the East, as well as a good sized closet. Next door, the second bedroom is also of good size, and includes another closet and oversized window. Up one flight of stairs and a door opens to the roof, where owners of 4B have the potential to utilize their exclusive roof rights for the space directly over their apartment. A deck must be approved and built per DOB requirements in order to use the space, but the incredible views and large footprint, make this a very attractive proposition should one choose to pursue it! If that were not enough, the unit comes with a large storage space in the basement, complete with a shelving system to make sure you have a place for everything. 438 Fourth Street is a self managed 7 unit, pet friendly coop. Residents enjoy low monthlies of just $950 a month, that include heat and hot water and taxes! The building has no underlying mortgage and has been meticulously maintained. Recent updates include a new stoop and retaining wall in 2021, a new roof layer in 2020, a new hot water heater in 2021, full replacement of basement plumbing in 2021, and a new boiler in 2005. Residents also enjoy common laundry in the basement, which got a new washer in 2020, and a new dryer in 2023. In addition to dedicated storage for each unit, there is also bike storage in the basement, and strollers and scooters can be neatly stored in the front vestibule. The location could not be more convenient with JJ Byrne and it's Sunday Farmer's Market, Prospect Park, and PS321 (the currently zoned school) each just two blocks away! All of the offerings of Park Slope are right outside your door, with local favorites such as Bar Louise, Brewer's Row, Mockingbird, Sotto Voce, Burger Village, Katsui, Cafe by the Girls, One More Charm, Poetica Coffee, Just Salad, Park Slope Ale House, Bagel World, Terre, Gellateria Del'Arte, all Hungry Ghost and Culture Yogurt all within a 2 block radius!.
