Magnificent loft completely renovated and designed in 2009 by SchappacherWhite. This truly unusual gem is situated on the 12th floor of an intimate true New York doorman loft building. With over 60' of south facing glass leading to over 60' of setback terraces, this loft is flooded with light.

FEATURES WITHIN THE LOFT:
Some of the unique features include 10" walnut plank hardwood floors, central air-conditioning and heating, washer/dryer, custom 8' wood and glass pocket doors throughout, sliding glass walls to the master bedroom, and gas fireplace in living room and master bath. There are custom Crestron lighting, electronic and sound systems throughout controlled by various touch pads in the loft.

The professional grade kitchen with custom walnut cabinetry includes Viking and Miele appliances and Silestone counters with a garbage disposal and in-wall speakers. The baths, with tinted glass Ann Sacks tiles and gas fireplace, include an oversized Zuma air bath, steam shower, and Toto and Duravit fixtures.

THE TERRACES:
The setback terraces, with four separate entrances, include water and electric, outdoor speakers and custom lighting. There are custom planter boxes around the perimeter with a stainless natural gas grill on the main terrace.

THE BUILDING AND NEIGHBORHOOD:
No. 315 West 36th Street, a 1925 building designed by George and Andrew Blum, is listed in the National Architectural Trust. It is one of the most classic styles of Art Deco loft buildings with an arched entryway, decorative metal spandrels with abstract floral patterns, stone reliefs and rosettes, and a series of dramatic setbacks on the upper floors. Typical of the Blums, there are geometric patterns in light and dark brick at every setback.

The Garment Center Historic District has recently been listed on the National Register of Historic Places. The neighborhood is known for its pristine collection of 1920's-era loft buildings designed by the preeminent architects working during the period between WW I and the Great Depression, including Emory Roth, Blum and Blum and Ely Jacques Kahn. It comprises nearly 25 blocks in midtown from 34th to 41st and from 6th to 9th Ave. The typically narrow streets are uniformly lined with 15 to 20 story buildings that usually rise to a series of dramatic setbacks creating sculpted setback rooflines. The buildings in this neighborhood once housed the largest garment manufacturing workforce in the world.
